The Basics

What Is a Split System, and Why Does It Need Servicing?

A split system has two parts joined by refrigerant pipes and a cable. The indoor head sits on your wall and blows conditioned air into the room. Meanwhile, the outdoor unit houses the compressor and a large coil that rejects heat outside.

Both halves collect dirt. Indoors, dust, pet hair, cooking residue and skin flakes build up on the filters and the fine metal fins of the coil. Outdoors, leaves, cobwebs, pollen and grime clog the condenser. Over time, the system has to work harder to move the same amount of heat.

Regular servicing reverses that decline. It also gives a trained eye the chance to spot wear before it becomes a breakdown. In a city as humid as Sydney, it also tackles the mould and bacteria that thrive inside damp indoor units.

Is a Service Different From a Repair or a Regas?

Yes, and the difference matters when you book. A service is preventive. The system is working, and the aim is to keep it clean, efficient and reliable. A repair, by contrast, deals with a fault that has already appeared, such as no cooling, a leak or an error code.

A regas sits in its own category. It involves finding a refrigerant leak, fixing it and recharging the system with the correct amount of gas. Because it involves refrigerant, it must be carried out by an ARCtick licensed technician. Knowing which of the three you need helps us send the right person with the right equipment.

Service

Cleaning, inspection and testing for a system that still works. Best booked before summer or winter.

Repair

Diagnosis and fixing of a fault. See our Sydney repairs page for common problems.

Regas

Leak detection, repair and refrigerant recharge, carried out only by licensed technicians.

Humidity and Hygiene

Why Does Sydney Humidity Make Servicing More Important?

On a muggy January day, a split system wrings litres of water out of the air. That water condenses on the cold indoor coil and trickles into a drain tray. As a result, the inside of the unit stays damp for hours at a time.

Damp, dark and dusty is the perfect recipe for mould. You might notice black specks on the louvres, a slimy film inside the fan barrel or a sour smell when the unit starts. Left alone, that growth spreads further into the coil and drain.

A proper split system clean removes this build up from the places you cannot reach. Technicians use coil cleaning products designed for air conditioners, and they flush the drain so water flows freely again. Afterwards, many owners notice the air smells noticeably cleaner.

Signs Your Split System Needs a Clean

  • A musty or damp smell when you switch it on
  • Dark spots visible on the louvres or behind the front grille
  • Weaker airflow than you remember
  • Water dripping from the bottom of the indoor unit
  • The room takes longer to cool than it used to
  • Sneezing or stuffiness when the unit runs
  • Visible dust on the filters within days of cleaning

Across the City

How Do Different Parts of Sydney Affect a Split System?

Split systems live very different lives depending on where they are installed. A unit in a breezy Bronte flat and one on a sun baked wall in Prospect face almost opposite challenges. Here is how location shapes servicing needs.

Beachside Homes

In Bondi, Bronte, Clovelly, Freshwater, Collaroy, Avalon and Cronulla, salt settles on outdoor units and attacks the coil fins. Servicing here focuses on rinsing salt deposits and checking for early corrosion on fins, fixings and pipe joints.

Hot Western Suburbs

In Penrith, Blacktown, Parramatta, Liverpool and Campbelltown, units run for long hours in intense heat. Dust from nearby roads and paddocks packs into condensers. Technicians pay close attention to the outdoor coil, fan motor and electrical connections.

Inner City Apartments

In Ultimo, Haymarket, Redfern, Wolli Creek and Neutral Bay, split systems often serve small, sealed spaces. Cooking fumes and limited ventilation load up indoor coils. Balcony condensers may be crammed into corners with poor airflow.

Leafy Northern Suburbs

In Turramurra, St Ives, Epping and Beecroft, tall trees drop leaves and seed pods straight onto outdoor units. Clearing debris and checking that the fan spins freely is a regular part of the job.

Wherever you are, the service follows the same core steps. However, the technician adjusts their focus based on what your location throws at the unit. For an overview of conditions across the city, see our Sydney air conditioning page.

What About Bedrooms, Living Rooms and Home Offices?

The room matters as well as the suburb. A bedroom unit that runs overnight through summer collects a lot of moisture and dust from bedding. A living room unit near an open kitchen often picks up a greasy film from cooking. Meanwhile, a home office unit may run all day on weekdays and barely at all on weekends.

Tell the technician how each unit is used. That way, they can pay extra attention to the coil on a heavily used bedroom unit, or the filters on a unit near the kitchen. Small details like these make the service more useful for your household.

On the Day

How Is a Split System Service Carried Out?

A thorough service is methodical. It is not a quick wipe of the filters. Here is the typical order a technician follows in a Sydney home.

Service Steps

  1. Ask About Performance

The technician asks how the unit has been behaving, then runs it briefly to listen for noises and feel the airflow.
  2. Isolate the Power

Before any cleaning, the unit is switched off at the isolator so it is safe to work on.
  3. Protect the Room

Drop sheets or a cleaning bag go under the indoor head to catch water and grime, keeping your floor and furniture clean.
  4. Clean Filters and Covers

Filters are removed and washed. The front panel and louvres are cleaned and checked for damage.
  5. Treat the Indoor Coil

A suitable coil cleaner is applied and rinsed through, lifting dust, grease and mould from the fins.
  6. Flush the Drain

The drain tray and line are flushed to confirm water runs away freely and does not pool or leak.
  7. Service the Outdoor Unit

Leaves and debris are cleared, and the condenser coil is cleaned where access allows. The fan and cabinet are checked.
  8. Test and Report

The system is restarted and tested in cooling and heating. The technician then talks you through what they found.

Inspection Points

What Does the Technician Check Beyond Cleaning?

Cleaning is only half the value. The other half comes from inspection. While the unit is open, the technician looks for small problems that could turn into big ones.

Electrical Connections

Loose or discoloured terminals can overheat. The technician checks the connections at the indoor unit, the outdoor unit and the isolator.

Fan Motors and Bearings

A fan that wobbles, squeaks or runs slowly may be nearing the end of its life. Spotting this early lets you plan a repair calmly.

Refrigerant Performance

By measuring air temperatures and checking the pipes, the technician can spot signs that refrigerant may be low. If a leak is suspected, they will explain the next steps.

Mounting and Pipework

Brackets, wall fixings and pipe insulation are inspected. Sun damaged insulation is very common on north and west facing walls in Sydney, and it reduces efficiency.

If the technician finds a fault, they will tell you before doing anything more. For bigger problems, our air conditioner repairs page explains what happens next.

Timing

When Is the Best Time to Book a Split System Service in Sydney?

Spring is the sweet spot. Booking in September, October or early November means your split system is clean and checked before the first serious heat. It also avoids the rush that comes when everyone discovers their unit is struggling on the same hot weekend.

Autumn is a good second option. A service in April or May prepares the system for heating duty. It also clears out the dust and moisture left over from a long, humid summer.

Open more detail

How often should you book? Once a year suits many homes with average use. If your unit runs most days through summer, sits near the ocean or serves someone with allergies, twice a year can be worthwhile.

Rental properties. If you rent, check your lease and speak with your property manager before booking. Landlords often arrange servicing themselves. If you are a landlord, regular servicing helps keep tenants comfortable and reduces breakdown calls.

Holiday homes and investment units. Systems that sit idle for months still gather dust and moisture. A service before the busy season helps avoid unpleasant surprises for guests.

After renovations. Plaster sanding, floor sanding and demolition fill the air with fine dust. If your split system was running during building work in your home, a clean afterwards is a very good idea.

After bushfire smoke. During smoky periods, filters load up quickly. Check and rinse them more often, and consider a full service once the smoke clears.

Between Visits

How Can You Keep Your Split System Clean Yourself?

A professional service once or twice a year does the deep work. In between, a few simple habits keep your unit running well. None of them require tools or technical knowledge.

Rinse the Filters

Lift the front panel, slide the filters out and rinse them under lukewarm water. Let them dry fully in the shade before refitting. Every few weeks in summer is a good rhythm.

Let the Coil Dry

After a long cooling session, run the unit in fan mode for a while before switching off. Some models do this automatically. It helps dry the coil and discourages mould.

Use Dry Mode

On humid days that are warm rather than hot, try dry mode. It removes moisture and often feels just as comfortable as full cooling.

Clear the Outdoor Unit

Keep plants trimmed back and sweep away leaves. Avoid stacking boxes, bins or pot plants against the condenser.

Rinse Coastal Units

If you live near the beach, a gentle hose down of the outdoor unit can help remove salt. Never use a pressure washer, since it bends the fins.

Watch for Changes

New noises, smells or drips are early warnings. Note them and mention them when you book, so the technician knows what to look for.

Brands Covered

Which Split System Brands Can Be Serviced?

The technicians we book service every major split system brand sold in Australia. They work independently, so we make no claim of manufacturer authorisation. Each brand has its own quirks, such as panel clips, filter types and self clean features, and experienced technicians know how to handle them.

Hitachi, Toshiba, Haier and Carrier split systems are covered too. If you have a multi head system with several indoor units on one outdoor unit, mention it when booking so enough time is allowed.

Do Different Brands Need Different Care?

In broad terms, every split system is serviced the same way. Even so, the details vary. Some models have washable photocatalytic or deodorising filters in addition to the main dust filters. Others have self cleaning modes that dry the coil after use, which helps but does not replace a proper clean.

Front panels also differ. Some lift up on hinges, while others clip off entirely. Experienced technicians know how to open each design without snapping clips or scratching the casing. That care matters, particularly on newer units with glossy or textured finishes.

Suburbs

Where in Sydney Do We Arrange Split System Servicing?

We book split system servicing throughout the metropolitan area. The suburbs below are a sample. If you do not see yours, give us a call and ask.

We also arrange work beyond Sydney. Our locations page lists every city we cover, and our homepage explains our air conditioning service Australia wide.

Questions

Frequently Asked Questions

How long does a split system service take?

It varies with the condition of the unit and how easy it is to reach. A single wall unit takes less time than a multi head system or a unit that has not been cleaned for years. The technician will give you an idea on the day.

Is a split system clean messy?

Technicians use drop sheets and cleaning bags to catch water and grime. Some minor tidying may be needed, but a careful technician leaves the room as they found it.

Does a service include a regas?

No. A standard service does not include adding refrigerant. If the technician suspects low gas, they will explain that a leak test and repair are needed first. Our split system regas page has more detail.

Can I clean the coil myself with a spray can?

Over the counter sprays can only reach the front of the coil. They do not clean the fan barrel or drain, and they can leave residue. A professional clean is more thorough and safer for the unit.

Do you service split systems in high rise apartments?

Yes. Let us know about building access, parking and where the outdoor unit sits. Units on hard to reach facades may need special access, which the technician will discuss with you.

Will a service lower my power bills?

A clean system usually moves heat more efficiently than a dirty one. We cannot promise a specific saving, since bills depend on many factors. Still, keeping filters and coils clean is one of the easiest ways to help your unit run well.

Are your technicians licensed?

Yes. The technicians we send hold the licences their work requires, including an ARCtick licence for any refrigerant handling.
